Do I have to leave a deposit if I’m interested in a property?

If you find a property you are interested in and wish to reserve it, it is common to be asked to leave a deposit as a sign of your interest and commitment to the purchase. The deposit is an amount of money agreed upon by both parties and is generally established in an earnest money contract. That is to say, the seller has to agree to reserve the property. And the purpose of this deposit is to guarantee that the property will not be sold to another buyer while the formalities are completed and the purchase transaction is formalized. By leaving a deposit, you demonstrate your serious commitment and prevent the property from being offered to other potential buyers. It is important to note that the deposit is not an additional payment to the purchase price, but a part of the down payment that will be subtracted from the total price at the time of formalizing the purchase. In case you decide not to go ahead with the purchase, the conditions for the return of the deposit will be established in the earnest money contract.
